The challenge
The owner was spending unpredictably on emergency callouts and had no way to forecast capital expenditure across the portfolio.
What we did
We put every unit on a quarterly inspection cycle with a standard photo report, and built a rolling twelve-month replacement forecast for roofs, water heaters and HVAC across all eleven properties.
Outcome
Emergency callouts down by roughly two thirds in the first year, with spending moved into a planned schedule.
